Property Description
The monument has been largely renovated in the last decade. The roof, chimneys and the facade have been renovated in 2012. The electrical infrastructure, water infrastructure and sewage have been renovated in 2016. Drainage has been installed around the house. Four of the seven rooms and one bathroom have been fully renovated and all rooms furnished. The second bathroom is ready in terms of infrastructure and has to be tiled and installed (all equipment available). Projects that need to be done include the kitchen, the hall, the terrace and garden (BDA allows the installation of a garden door), a balcony, renovation of the heating and finishing of the last part of the facade. The monument is located close to Admont with the world famous baroque library, the Gesäuse National Park and the Kalkalpen national park. Not far from the Eisenwurzen and Wildalpen nature parks. Ski areas in the neighborhood are Würzeralm, Hinterstoder, Hochkar and Hohetauern next to a small ski area on the mountain above the house (Kaiserau).
It is half an hour driving from Liezen, 1:15 hour from Graz, 1:25 hours from Linz and 2 hours to Salzburg.
We are looking for a buyer that is interested in further restoring the monument and in taking care that the colony of rare bats on the attick can sustain. Money is not the main driver of this project and already more has been invested than the price we ask. We have good contacts with craftsmen that can help with finishing the last projects and restoration of the facade. There is an archive available with cronicles, historical pictures and paintings. We will continue with other projects around sustainability ourselves.
