Property Description

Custom designed villa in the southwest of France, 15 minutes north of Auch in the Gers, located in a small village surrounded by countryside.
The residence is about an hour’s drive from the Toulouse airport (at Blagnac), two and a half hours to Bordeaux vineyards or three to Biarritz, and two and a half from the Mediterranean Sea. It is one and half hours from skiing in the Pyrenees.

The villa’s surface area is 160 square meters (about 1600 sq.ft.) consisting of 145 square meters of habitable living space plus a covered terrace of 26 square meters, plus garage of 26 square meters.

It is comprised on the ground floor of an entry with WC, closet and a stairway leading to the upper-floor; and encompasses an open-area kitchen, dining and living rooms. There is also a laundry-room (or small bed-room) and a direct access to the garage. (See possible interior enhancements listed below.)

On the first floor are located a large master bedroom and another two bedrooms (or study), a central bathroom and a shower-room with WC.

The villa is on a gated property of 2350 square meters (about 23000 square feet), south facing with an uninterrupted view of the Gers countryside and the Pyrenees further to the south. Supermarkets are within 15 minutes in Auch and a weekly open-air market in nearby Fleurance. A golf course is 10 minutes away, and one of many health spas 30 minutes.

The upper half of the property is entirely fenced with an electric rolling gate activated by intercom from the house or manual remote-control (from the car). It has an open covered terrace to the west and open terrace to the south with a closed garage on the east side of the house. Off the covered terrace a large swimming pool could be incorporated.

The principle source of energy is a geothermal heat-pump distributing heat by means of under-floor heating on the ground floor. There are electric radiating panels in each room of the top floor. The house benefits from a “B-class” rating certificate for Energy Usage in a rating system that goes from A (best rate) to F (worst rate).

All electrical fixtures and installed kitchen appliances in the house are included in the sale price as well as garden equipment located in the garage. Internet is available via DSL-interconnect (fixed-line to exchange just 500 meters away) or 4G-LTE reception.

The house foundation was constructed on bedrock at a depth of 90 centimeters. The area has known no seismic activity and all rain is run-off.

The Gers in France is renowned for its laid-back pastoral life-style. It has a rich French cuisine, its most notable produce is foie-gras and Armagnac.
