Property Description
With 290m2 habitable space and more to convert, this house just goes on and on...The entrance to the house is guarded by a pair of 4 foot high stone lions, passing into an lovely large entrance hall ... This is the heart of the house, with a grand stone fireplace and mezzanine level. From here there is access to 3 large reception rooms, 2 with fireplaces. There is also a small entrance room from the rear garden with toilet, washbasin and washing machine point.
Through the sitting room there access to spacious dining room and separately to a long, fully fitted galley kitchen with a useful utility room. Also on the ground floor accessed from the utility room is a workshop (man cave... with an escape route into the huge garage should you need it.)
The first floor has 4 bedrooms and space for three further bedrooms to renovate (they have plumbing and room for en suites).
The garage has sufficient space for 3 cars and has lighting and power points.
Outside there is a large hanger big enough to park your 3 or 4 cars. In addition there is an old stable block where you could keep 5 horses.
To the front of the house is a large stone building, partially renovated, where you could develop a commercial business. This was used as a gallery but could have alternative uses such as as an antique shop/brocante, dance studio or kennels.
The gardens are huge - over 12,000m2. It would take me far too long to describe them in any detail. The house sits as an island in the center of a gently undulating parkland with mature trees. The garden has a well and 3 large stone drinking troughs. There are the ruins of two older houses in the garden, one is just a foot print but the other would, with some TLC and some building skills could be reconstructed and used as a house for friends and guests to stay in... its the sort of project Kevin McCloud would get excited about! There is also a large field (5 acre) opposite the property.
The property is within walking distance (2 minutes by car) of the beautiful riverside village of Taillebourg. Here you will find a primary school, boulangerie, épicerie, doctor, chemist, tabac, hairdresser, post office and numerous restaurants and bars. There is water skiing and horse riding for the more adventurous.
The nearest market town is Saint Savinien, also situated on the River Charente. This is where you will find the closest supermarket, vet, gardening supplies and banks and tourist shops. There is also a high school. St Jean D'Angely, Cognac, Saintes, the coastal towns of Royan, Ile D'Oleron, Ile de Ré, La Rochelle are also within an easy drive, as are many more fascinating places in the local region.
Both La Rochelle and Poitiers airports are approximately 1h - 1h15 away. Bordeaux International airport is 1h 30mins. Close to A10 Bordeaux - Paris. There are TGV stations at Surgeres 40 minutes or Niort just 50 minutes away, which means you can be in Paris within 3 hours. The superb sandy beaches of the west coast can be reached in 55 minutes by road. So this area is highly sought after, because of its accessibility from the UK/Paris, the amount of interesting places there are around here to visit and its close proximity to the coast.
