The Eagles Balcony, as the house is called faces South, with regular superb sunsets.
The property is circa 200yrs old, solidly built with a thick walled stone base which encompasses a spacious barn, and a ground floor kitchen / bedroom with ensuite bathroom ideal for the hot summers.
The staircase leads to a covered verandah that surrounds 3 sides of the house, the north side closed in for storage. Top of the stairs is a spacious hallway leading to the solid oak doors of the kitchen/bedroom which has dual aspect, 3 windows and a solid fuel cooking range for winter warmth.
The main oak door leads via a short corridor to a very large central room with large inglenook fireplace and bread oven. It has 2 storage cupboard doors, and a rear door to access the north verandah store.
On the south side is a wide double glazed gable with patio doors which open onto another large balcony level with mountain tops which gives the property its name.
The west side large oak door leads to a delightful double bedroom with view of the panorama. There is also a double glazed door to access the west covered verandah with rustic seating.
The British owners have sympathetically renovated throughout, leaving the superb oak beam structure exposed to view, and taking care to finish in fine detail with fresh decor and wooden flooring all sealed in and cleaned for 21st century living. It has a new safer underground power cable supply and new electrical wiring sockets and consumer unit just fitted. The water supply is recently tested, and has its own control point box inside the property. The Shower, toilet & sinks all drain into a historic septic tank ( as is normal locally ) which requires attention as it has not yet been serviced at this time of writing.
The large verandah is of recent construction, although utilising weathered oak flooring to blend with the property. Thus it is unsuitable for high heels. It stands on a substantial oak framework with concrete bases to avoid rot.
The access to the property although closeby the village center, is off a private lane which serves just 5 properties on the village edge. Its mostly used by passing goats and horses, thus is not tarmac. There is space at the rear to create a vehicle pull in. There is zero traffic in the lane, and the village itself has no through road. The main road just outside the village has 24hr Police and customs shed being close to the Turkish border and the road to Istanbul. To drive down the mountain through the forest its normal to pass only a few cars and only 1 other village before the coast road.
The rear garden contains a large apple tree, and the south facing garden has fig trees, hazelnut, walnut, mulberry, and cherry trees, but is uncultivated. Importantly, the neighbours are welcoming, kindly & helpful.
The beautiful village has a municipal centre, famous fresh water mountain springs, and cafe facilities etc.
Properties renovated like this, with such character, incredible rural setting, and close to the stunning coastline are just unrepeatable in the area of the Strandja National Park, and unlikely to find elsewhere.
note: the historical local fashion was for 2 kitchens, with mid summer kitchen on ground floor to remain cool, and it works! For the same reason there are beds in both kitchens, to stay cool or warm in mid winter.
There is room for expansion to the west end if desired, and the ground floor barn can also be simply converted into extra rooms if needed. On the deed its permitted to extend the land, at very low cost according to a Government provision.
The owners have a house in a nearby village, and are happy to assist any new owners needs.
