Spacious Apartment With Beautiful View

Budapest, Hungary

Property Description

We are offering a charmingly antique, spacious flat on the Buda side, directly beneath the elite district of Rózsadomb – combining the benefits of a well-situated neighborhood with the excellent public transport available on Margit körút. We looking to sell and handover in the 2020 Spring-Summer period, preferably after mid-June.

The house is located in the II. district alongside the 4-6 tram line, only a few blocks away from the river Danube near Margaret Island. Although the entrance is situated next to a main road, the apartment itself is very quiet, as it is on the opposite side of the building, with it’s back facing North-West. The tall windows and balcony provide a beautiful view of Mechwart Liget, where you can find two playgrounds, a gorgeous square with a huge fountain, a secluded area equipped for street workout, and the Mayor’s Office.

The II. district, and especially Mecwart Liget with its surroundings, is well maintained. The parking lot behind the building, as well as the playgrounds, got refurbished this summer. The nearby Millenáris Park also just went through an expansion, almost doubling in size, and public transport provides quick access to well-regarded kindergartens/schools located on Rózsadomb. Using the tram or the subway also allows you to reach downtown in 15 minutes, without having to live with any drawbacks of the Pest side’s vibrant nightlife. Margit körút itself has a healthy concentration of medical facilities, art cafés, small theaters, groceries, supermarkets, and there’s even a yoga studio in the building.

The apartment in its current form would be most ideal for expanding families, or perhaps artists/designers who are looking to maintain a separate space as a studio/office room. Investors might also find interest in the property, as its size and location alone holds considerable potential. Fortunately, the neighbors are also very friendly and polite.

Some specifics:

The 5-floor house was built in the late era of the monarchy (early 20th century), it has been nicely maintained ever since and is equipped with an elevator. The flat (which is located on the 5th floor) is 95+5m2 (1076 sq. ft.) with 2 and a half rooms, a huge dining room, a smaller entrance hall, a kitchen, a bathroom, a separate toilet, and a tiny storage room.

The flat is free from all encumbrances, ready for moving in. Some renovations are in order, mostly insulation related, and rooms should be repainted, but otherwise, it’s in good condition. The common charges are around 66 EUR, which includes water usage and the maintenance of the building. The gas usage can be relatively pricy during the winter due to the 3,6m(12 ft.) ceiling height, but utility costs are almost negligible all throughout the rest of the year.

We are happy to discuss the details of the handover period, pre-renovation etc. so that both parties can be equally satisfied.
